“I had a sale fall through after around 3 months of conveyancing due to what I believe was an overly cautious and flawed interpretation of planning matters by this conveyancer.

Advice given to our buyer appeared to conflate wider estate-level planning issues with my individual, fully completed and certified property, despite there being no enforcement action or plot-specific breach. What was particularly frustrating is that these concerns were raised only after months of progress. If this was genuinely viewed as an unacceptable risk, it should have been identified and acted upon far earlier, not after surveys, and a chain-ready position were already in place. No proportionate or balanced clarification was provided, and the risk was presented in a way that caused unnecessary alarm and ultimately the buyer’s withdrawal. This was especially disappointing given that another property on the same road completed successfully just a few weeks later without issue. In our view, this reflected excessive risk aversion rather than a practical, evidence-based assessment, resulting in avoidable financial and emotional cost. Have since sold the house to another buyer and the above issue was never even raised by the conveyancer.
