Based on my personal experience, I would not recommend this firm. I found the service extremely disappointing. In my matter, I felt the solicitor did not appear to have reviewed the file carefully enough. Even shortly before the hearing, I was still being asked basic questions such as where the tenant’s signature was on the contract, which gave me serious concerns about the level of preparation. There were also delays and repeated issues in progressing the Section 21 matter. From my perspective, repeated excuses rather than effective progress.The firm seemed more focused on charging fees than proactively assisting the landlord in moving the case forward. Most concerningly, at court, a key form contained a basic error, and the solicitor was criticised by the judge in front of everyone. This was unacceptable and caused unnecessary stress. For a legal professional dealing with possession proceedings, this level of mistake should not happen. Overall, I felt the service lacked care, urgency and competence, not worth the fees charged. AVOID at all costs

AVOID SWIITCH- Having bought a new build house, we were informed that we may have to pay a £42 a month ground rent to upkeep the local area which we agreed to. However after 8 months of being in the property, we hadn’t received any paperwork regarding this. We then received letter in the post stating that we owed £340 and the reason for this is that SWIITCH forgot to send off the registration to the estate management company and therefore we have now been backdated for the monthly payments and are expected to pay ASAP. We got in contact with SWIITCH to resolve the issue and in short, were told that it was our issue to sort despite having an email that admits fault on their behalf relating to the same issue.

“I had an extremely disappointing experience with Shoosmiths Solicitors, appointed by Arc Legal on my behalf. Despite my continuous requests for a solicitor, I was repeatedly assigned a paralegal, leading to unnecessary delays and frustration. My interactions with Estelle Birdie were particularly challenging, as she continuously insisted that a paralegal was just as good as a solicitor, often sending lengthy emails that felt more like justification than assistance. Ultimately, Arc Legal had to intervene and replace Shoosmiths due to these ongoing issues. I also looked into their reviews and noticed a significant number of negative experiences from other clients. I strongly advise others to avoid this firm.”
